8.9 Stars NatHERS

3-bedroom, 2-bath, 1 x Living areas, Kitchen / Pantry/ Laundry, Single Garage

This three-bedroom home showcases how smart design can maximize a small plot of land. Sitting on a tight coastal suburban cul-de-sac site tucked behind the dunes of Collendina Beach in Ocean Grove, its layout takes advantage of seasonal sun angles to maintain thermal comfort throughout the day and throughout the seasons.

The house features a highly insulated, airtight building envelope built on Passive House principles, including energy-efficient uPVC windows and a Heat Recovery Ventilation system, which led to an impressive 8.9-star NatHERS energy rating. Upon completion, it is expected the home will achieve low levels of air leakage, close to Passive House standards. A tried-and-true airlock vestibule at the entrance helps stabilize indoor temperatures regardless of outdoor conditions—a feature integrated into many homes we design.

Ground floor living areas open directly onto a native garden, while an eastern courtyard invites morning sunlight into the kitchen year-round and offers views of a mature banksia next door. At the heart of the home, the pantry doubles as a mudroom and links to a single car space. Upstairs, there are two bedrooms, a sitting area, and a cozy balcony that lets in daylight and provides vistas toward the hills of Ocean Grove and Collendina thanks to the elevated position.
